Welcome to 2025 fellow Indy Investors!
This year we have even more real estate & investing content, as well as a new look with this newsletter… ie. more unique Indy deals sourced directly to you. I am finally test driving a new newsletter host (Beehiv) and so far I am liking it… Part of the reason:

Best Content I’ve Consumed in the Past Week — I’ll share a podcast, YouTube clip, blog post, etc that racked my brain about real estate, entrepreneurship, life, etc.
Market Update — Literally the quickest and most high-level real estate market update available on Indy.
Upcoming Events — It’s no surprise our team hosts some of the best real estate events in Indianapolis, so I’ll share the invite, per usual!
What I’m Up To…
My business partner and I launched our podcast! 🎉
I’ve been pumped to see the reaction to our first podcast episode… We have gotten about 250 listens which greatly exceeded my expectations to be honest.
The purpose of the pod is to discuss how to Plant Roots (in Indy) and Build Wealth (in life).
Getting into long-form content has been a desire for awhile but we finally had the passivity from our real estate business (and capital) to make the jump! (S/O our producer AJ Kallas who is doing all the heavy-lifting / producing)
We will be interviewing business owners & real estate entrepreneurs in Indy, as well as some internal episodes talking about our own experiences (and failures).

In other news personally…
Over the break in Christmas / New Year’s I also went under contract on a new duplex BRRRR project: 5812 N College Ave
I structured this as a partnership, partner is bringing the cash and I’m bringing the deal & the knowledge / process
The Numbers:
$330,000 Purchase
$70,000 Reno (full cosmetic both sides, new roof, new exterior paint)
ARV: $475-500K
Hope to refinance and pull most of my investor’s cash out…

Market Update 📈

Prices have remained very strong, in June we set Median Price record of $315,000, since have gone down in a seasonal downswing.
Active Inventory was quite up back half of year in 2024, but now going down (seasonal).
2 month’s of active inventory, a balanced market is 6-7 month’s of inventory.
Days on Market is up. Listings are sitting a tad longer. Excellent time to use leverage against seller’s to scoop deals under asking.
