Heat Check 🥵 I’m going to give early Spring market in Indy a heat check of 6.5/10. The image below shows inventory from 15 days back. As you can see we have more properties that have gone pending than are new, BUT we do have almost just as many price drops. It’s a weird market… well-priced deals are flying off the shelves while, sub-par deals are price dropping, sometimes multiple times.
Moral of the Story: When rates are still upper 6’s, junk inventory doesn’t move…

Active to Pending Cycle is still fast in Indy, but so is Price Drop
Speaking of rates, the million dollar question seems to be, WHERE ARE THEY GOING!?
The Federal Reserve really has no clear reason to cut rates, outside of home affordability, which is not part of their mandate to control. They have pushed the Federal Funds Rate down a notch, which barely affected mortgage rates, but with unemployment / wage growth / inflation all holding relatively steady, they have no reason to push us back into an inflationary swing by lowering rates further.

I am predicting we end the year quite close to 6.3-6.4% interest. This will indeed cause 2026 to be a much bigger year for overall sales, however, 2025 is already shaping up to be a year that many folks bite the bullet and do their necessary moves.
Anecdotally speaking, I noticed February a huge uptick in pre-approvals being given for our team Roots. It seems I made countless introduction to mortgage lenders. These haven’t translated into pendings / closings but it’s coming down the pipeline. Shaping up to see a robust April & May in Indy! 🏎️🏎️🏎️
